As the second quarter of 2012 came to a close the median sales price of all closed homes sold was $250,000. The average sales price was $267,446 with 15 homes sold (this includes all forms of residential real estate in Media, PA). The average sold price to list price ratio was 93%. Here is a distribution of all 15 sales by sold to list price ratio -
For 2012, 80% of all homes sold for at least 90% of there list price. In simple terms there where no bargains to be had. Let's take a look at 2013.
For the second quarter of 2013, we had 18 sales with a median sale price of $260,450. and an average sales price of $257,350. The average sold to list price ratio was 96%. Here is the distribution of those 18 sale in regards to sold to list price ratio -
